The world is filled with amazing places - mountains and canyons, deserts and oceans. Parsons Behle & Latimer’s resorts and recreation attorneys live and work with a passion for these places. Mountain Ski Resorts

Our attorneys are organized to provide the full complement of services from property acquisition, financing and deal structuring; project development; use plans, permitting, product structures; public land, federal land exchanges, NEPA compliance and development of forest plans for operations within the National Forest; sales and marketing; management and operations; employment, water use, energy, litigation; and restructuring. For ski resort operations occurring on public lands within the National Forest system, we can assist resorts in compliance with the myriad and complex environmental regulatory statutes that apply to these operations. Many resorts in the West contain historic mining properties and mining claims. Our attorneys assist clients in matters involving mineral title and consolidation of multiple mineral claims and patents, allowing ski resorts to consolidate private inholdings and, if necessary, exchange these parcels for National Forest lands through negotiated land exchanges.

Property Development (including Timeshare and Fractional Development)

Parsons’ experience in property and resort development is world class. Our attorneys are intimately familiar with business and legal needs of the industry, including property acquisition, financing and deal structuring; project development; use plans, points, and product structures; sales and marketing; management and operations; and consumer privacy.

Golf Clubs and Courses

Hotels and Hospitality

Parsons provides comprehensive representation, strategic planning, and execution in every facet of the hotel development and operations. Our attorneys understand the challenges that are unique to owners, operators, brands and investors of hotels and related operations. Our attorneys work with clients on the development or acquisitions of new properties, financings or restructurings and negotiation of all types of agreements, including hotel and restaurant management, franchise, lease and technical service contracts. Our team can serve as your general counsel or strategic partner to solve cross-disciplinary operational matters, including labor and employment, privacy, intellectual property, real estate, tax and litigation issues.

Outdoor Sports and Recreation

Subdivision Approval and Operating Agreement

Final approval of a major Deer Valley development, together with marketing and operating agreements with the Stein Eriksen Group.

Entitlement and Development of Major Retail and Hotel Development

Lead counsel in the entitlement and development of an 89-acre mixed-use development in Park City and Deer Valley, Utah which includes a combined 1,086 units and 311,000 square feet of retail and hotel development.

Development and Sale of 459 Residences

Served as lead counsel in the entitlement, site development and sale of all development parcels of Park City Mountain Resort and Canyons Village, including Pendry Park City; Apex Park City; and YotelPAD – a combined 459 residences.
